UPDATE 10/18/2024: Since I wrote this post, Realtor.com has reinstated the “contingent” option. Thank you, Realtor.com, for bringing it back!
I popped on to realtor.com earlier to check in on the status of a house only to realize that none of the houses were contingent anymore. None. The option has seemingly been removed.
What in the literal fuck…
For anyone wondering, where I live there are three listing statuses: active (no offer), contingent (an offer with contingencies), and pending (an offer without contingencies or all contingencies have been met). Most houses are not changed from “contingent” to “pending” till shortly before the deal closes.
Getting rid of the contingent status may sound like no big deal… but for anyone who needs to keep a pulse on the market, it’s a really big deal! For buyers, it’s also a really big deal!
Now, very important and pertinent information is hidden from the public. What a shitty call.
Why would they do this? My only guess is they were pressured by brokers/agents to get rid of the contingent status and, instead, only show active and pending status options. That way, people have to fucking call in and ask about a property (because they won’t know that there may already be an offer on the house unless they do so.) Doing it this way would turn me into a damned lead!
This is so stupid and inefficient. What a waste of people’s time! It’s like they’re moving back in time rather than forward.
Ugh!
Tell me… do you think that if a house is under a contract, it should be noted as such in its online listing?
Sorry for the rant,
